Back Room Backlog Becomes a Star Sun Room

Roughly our 4th big project with these clients, we continued a trend of excellent tile, and really leaned into color, while making some key decisions that helped open up the space. 

What had been a catch-all room for many years, with a wide variety of outdated lighting, animal damage, and an open-to-all office, we knew we wanted to find the better soul of this space, which connected the kitchen and the great room (historically a closed-in porch). A flex space that is: private, work-from-home, AND creatively, community-hosting. Besides the internal, structural matters that always need attention, our main focus was getting more light in the space. We removed a small man-door on the East side, and replaced with french doors, which spilled out to a lovely flagstone patio. We elevated the trim to mirror the detail around the original front door. We also widened the opening into the kitchen (through original brick exterior walls). Loving color, we decided to entertain bold. Combining color-drenching sections with high-contrast opposing colors and sheens, gave us a dynamically rich space. Great natural light and beautiful light fixtures became the jewels against this deep peacock teal-green, . The high gloss ceiling with sparkle refracting, is exquisite. This client, who is an artist, was a wonderful ally to procure the most "right" finishes for the space, and we are all very satisfied! It is their favorite room in their beautiful home✨

The Double Bath Remodel Everyone Was Waiting For

The two main bathrooms were truly vintage in this historic farmhouse — and not in a good way, including a non-usable shower. Everything down to the studs for structural reinforcement and expanding the footprint (higher ceilings in one, bigger shower in the other). We gave ourselves a generous runway to select finishes. We spent a long time dialing-in the tile, and we love it BECAUSE we spent the effort to decide! Zilliege-"ish" tile for the primary shower walls made for an easier and more cohesive install. Opposing grout makes these tiles POP! It's definitely important to understand the nuance of tile... there is a lot of material variation and not all tile setters are up for the challenge of a complex install. Another area we spent time deciding was light fixtures. We choose to NOT select fixtures with integrated LED lights (designed obsolescence reasons). These upgrades set the tone for the rest of the renovations of the house.

Bad Flip Gets A Proper Makeover

A millennial couple buys a bad flip: a leaking shower bench ruined two showers, the kitchen was cheap and failing. With a modest budget, we were able to completely revamp the primary bath and kitchen, with a new shower in the basement. Tile, countertops, cabinet choices, and better lighting were key to bringing out a more refined living space in this suburban home.  

Bereavement Inheritance Needs A Rehabilitation

A difficult project: an inheritance of 30 years deferred maintenance, indoor smoking, and moderate hoarding. Our main directive was to rehabilitate the main floor, so that it could be made livable/rentable/sellable. When we first came in contact with this home, it was in pretty rough shape. A lot was needed to simply clear the space, so that we could even think about, let alone start a rehab remodel. Almost everything needed to be addressed. We found mold, rot, and failing infrastructure every time we turned around. A patio door was taking the full brunt of water runoff for decades, and rotted out a large portion of the subfloor. Swamp coolers were failing and forced us to upgrade the HVAC situation (we went with a heat pump/AC + new furnace). What started as three necessary windows and a door, doubled-- as it made the most sense to at least replace everything on the main floor. Cleaning was our first big task. Paint, flooring, countertops, and backsplash tile became the ways we could make the space distinctive, on a budget. Eventually we rebuilt the original breakfast nook bench, and decided to trim out the space in a complementary oak. Our loose design charge was "biophilic"... and we did our best to incorporate natural elements in some elementary ways. We incorporated greens and wood throughout, as per the client's inspiration. The green granite island countertop was a lucky & very affordable find. Sourcing antique mirrors and using a mushroom grout for the new shower tile was a great way to add more warmth & depth to what could have been sterile-looking bathroom spaces. Light fixtures, shower hardware, faucets, door & cabinet hardware were "basic" (not the cheapest) but contemporarily stylish. Ordering a preferred item, instead of just sticking with whatever stock is on the floor, is a way to add some personality to an otherwise practical rehab. We didn't want this to feel like a cheap flip, and the kitchen -- once a borderline disaster--  now reads as a prime feature in an otherwise 1970s suburban house. In total we addressed: 3 bedrooms, 2 bathrooms, dining & living rooms, kitchen, partial basement (to the laundry), and the stairwell to the upstairs.
