Back Room Backlog Becomes a Star Sun Room

Roughly our 4th big project with these clients, we continued a trend of excellent tile, and really leaned into color, while making some key decisions that helped open up the space. 

What had been a catch-all room for many years, with a wide variety of outdated lighting, animal damage, and an open-to-all office, we knew we wanted to find the better soul of this space, which connected the kitchen and the great room (historically a closed-in porch). A flex space that is: private, work-from-home, AND creatively, community-hosting. Besides the internal, structural matters that always need attention, our main focus was getting more light in the space. We removed a small man-door on the East side, and replaced with french doors, which spilled out to a lovely flagstone patio. We elevated the trim to mirror the detail around the original front door. We also widened the opening into the kitchen (through original brick exterior walls). Loving color, we decided to entertain bold. Combining color-drenching sections with high-contrast opposing colors and sheens, gave us a dynamically rich space. Great natural light and beautiful light fixtures became the jewels against this deep peacock teal-green. The high gloss ceiling with sparkle refracting, is exquisite. This client, who is an artist, was a wonderful ally to procure the most "right" finishes for the space, and we are all very satisfied! It is their favorite room in their beautiful home✨

Lavender Residency

What started with the kitchen, became the entire house. While the kitchen was very much a structural and aesthetic upgrade, the rest of the house was mostly about the paint. A gorgeous, custom, blue pine credenza. Light box art niches in one of the stairwells. Full repaint of the entire exterior, with a greater attention to emphasizing some of the trim work. We restored most of the woodwork inside, sections at a time, much of it historic, including doors. This was always a rainbow house, so we followed our inspiration! Muted pastels serve as good neutral walls in many rooms; bold gradients punctuate the space in the primary bath, the main entrance stairwell, and a deconstructed rainbow feature wall. Artwork was excavated, framed, and curated (and continues to be curated). Primary bath got a functional and aesthetic facelift, without digging into the expensive rehabs. This house is a living community offering, now in the form of a writer's residency space. The house regularly host workshops, small retreats, and residency scholarships for creatives who need an immersive space to keep birthing their project. With 1000s of books, and libraries in many of the rooms, this client stewards a unique treasure in today's home landscape, and it is a true gift to continue to facilitate such a beautiful metamorphosis of a historic home that was once suffocating under a previous era. 

The Double Bath Remodel Everyone Was Waiting For

The two main bathrooms were truly vintage in this historic farmhouse — and not in a good way, including a non-usable shower. Everything down to the studs for structural reinforcement and expanding the footprint (higher ceilings in one, bigger shower in the other). We gave ourselves a generous runway to select finishes. We spent a long time dialing-in the tile, and we love it BECAUSE we spent the effort to decide! Zilliege-"ish" tile for the primary shower walls made for an easier and more cohesive install. Opposing grout makes these tiles POP! It's definitely important to understand the nuance of tile... there is a lot of material variation and not all tile setters are up for the challenge of a complex install. Another area we spent time deciding was light fixtures. We choose to NOT select fixtures with integrated LED lights (designed obsolescence reasons). These upgrades set the tone for the rest of the renovations of the house.

Colorado Grecian Kitchen

Resurrecting the soul of this kitchen was the project that got the rest of the house underway for a much needed overhaul. Long past some big family shifts & empty nesting, a renewed era of life changes where happening... and the house was begging to exist in a new way. What started as the inspiration to re-tile the floor, led to a complete gut, to the studs; a reworking and expanding of the footprint, spilling into the family room below (which was carpeted). Fully restored original cabinets (all-white bank) + custom cabinets (kitchen & family room). Glass backsplash tile. Beetle-kill "blue" pine incorporated liberally, as per the deep connection for the client. Greek marble in a herringbone for the kitchen floor, feeling like the silt of the beach. Aegean Sea-teal a strong anchor from home. Rainbow window film adds dynamic, ever-shifting jewels to this eclectic, historic home. The beginnings of a vast library was established in the family room, which wanted to double as a community-hosting space for creatives & writers. Tapestries & rugs were curated, spaces for art made, and attention to the lighting gave so much nuance than what was available before.         

Bad Flip Gets A Proper Makeover

A millennial couple buys a bad flip: a leaking shower bench ruined two showers, the kitchen was cheap and failing. With a modest budget, we were able to completely revamp the primary bath and kitchen, with a new shower in the basement. Tile, countertops, cabinet choices, and better lighting were key to bringing out a more refined living space in this suburban home.  

Bereavement Inheritance Needs A Rehabilitation

A difficult project: an inheritance of 30 years deferred maintenance, indoor smoking, and moderate hoarding. Our main directive was to rehabilitate the main floor, so that it could be made livable/rentable/sellable. When we first came in contact with this home, it was in pretty rough shape. A lot was needed to simply clear the space, so that we could even think about, let alone start a rehab remodel. Almost everything needed to be addressed. We found mold, rot, and failing infrastructure every time we turned around. A patio door was taking the full brunt of water runoff for decades, and rotted out a large portion of the subfloor. Swamp coolers were failing and forced us to upgrade the HVAC situation (we went with a heat pump/AC + new furnace). What started as three necessary windows and a door, doubled-- as it made the most sense to at least replace everything on the main floor. Cleaning was our first big task. Paint, flooring, countertops, and backsplash tile became the ways we could make the space distinctive, on a budget. Eventually we rebuilt the original breakfast nook bench, and decided to trim out the space in a complementary oak. Our loose design charge was "biophilic"... and we did our best to incorporate natural elements in some elementary ways. We incorporated greens and wood throughout, as per the client's inspiration. The green granite island countertop was a lucky & very affordable find. Sourcing antique mirrors and using a mushroom grout for the new shower tile was a great way to add more warmth & depth to what could have been sterile-looking bathroom spaces. Light fixtures, shower hardware, faucets, door & cabinet hardware were "basic" (not the cheapest) but contemporarily stylish. Ordering a preferred item, instead of just sticking with whatever stock is on the floor, is a way to add some personality to an otherwise practical rehab. We didn't want this to feel like a cheap flip, and the kitchen -- once a borderline disaster--  now reads as a prime feature in an otherwise 1970s suburban house. In total we addressed: 3 bedrooms, 2 bathrooms, dining & living rooms, kitchen, partial basement (to the laundry), and the stairwell to the upstairs. 

Bereavement Inheritance Needs A Rehab

It Started With The Tile's Peeling Paint...

No landlord wants to hear that that renovations are necessary... but sometimes, they just ARE! As tenants were transitioning out, a closer look at the basement unit's shower revealed some real problems beneath the existing tile, which was badly painted and now peeling. Tile had buckled away from the wall, allowing direct seepage into the foundation wall, for untold years. Cats left their mark in a terrible way. We needed a rehab before it could go back on the market - and a budget had to be found. While simple, our aim was pull together a clean & attractive space. The shower tile was a feature, and using an earthy olive green grout brought a nice nature-based depth to this subterranean space . We found and rehabbed a vintage-style vanity to give this historic basement more personality. We gutted the carpet, went with a higher-grade LVP, and re-trimmed the baseboard to give everything a more quality, finished feel. Repainted many of the walls. While it was disappointing to have to make this investment (to protect their investment), the result was a welcoming basement apartment, in a dynamic & vibrant part of the city-center.    

Emergency Mold Mitigation Rainbow House Repaint

Tenants ran wild with their magic mushroom cultivation, leading to substantial mold development in the upstairs bedrooms; a large section of the house needed to be remediated. Since the client was moving back in, we opted to give a full paint makeover. Heavily influenced by the vibrant colors of Santa Fe, we took an eclectic journey throughout this historic, inner-city home, which has a lot of striking art, artifacts, and rugs. Part-time residence, part-time Air BnB, this client wanted their home to really stand out as an appealing option, in the heart of Denver's historic Five-Points neighborhood. 

Lavender House Repaint, 25 Years Later

Similar to the color scheme of yore... but better! Original palette only had three colors, which left this Queen Anne-ish feeling a little flat. By adding a gradient of berry colors, the trim - which is a moderate in style but not especially noteworthy - really stood out in a way it never had before. What was a kelly green around the window shutters, 25 years ago, became the same Aegean Sea-teal we used for the kitchen cabinets. The usual extensive repairs were necessary, but with hardcore exterior paint, usually triple-coated, this paint job should last a good long while.  

Guest Bedroom Restoration

Historic Denver Square in the Park Hill neighborhood... stylish & community-centric people living in an old house, needing maintenance. Lots of friends come to stay in this beautiful home, so the guest room was a feel-good project to address, in lieu of going for a big facelift or remodel. There was fairly extensive wall and ceiling repair on these old plaster walls & woodwork. Once we were done with the restoration, we chose a more saturated teal for more beach-inspired vibes. 

Urban Art Farmhouse

This cozy 1940 farmhouse was a vibrant community-hosting space. With housemates cycling through, this place needed to send a vibe through the airwaves to attract the right housemates! One of our original "rainbow homes", this entire 2100 ft2. house got the royal treatment, top-to-bottom (as far as paint goes). Even when nothing else is addressed, tremendous change can be achieved through paint alone!   

Soul Mural In An Otherwise Terrible Hallway

In a passthrough of several dozen time-a-day for this work-from-home client, something needed to be done to this otherwise soulless, badly flipped hallway. Meant to be a piece that was added to, over time, we began with this base of stenciled movement.
